Not needing to outsource our construction needs enables Meta Property to tightly control costs, better meet project deadlines and ultimately satisfy our investor expectations.

How do you use investor funds?
Meta Property uses investor funds for the purchase and working capital for distressed deals in and around London. The working capital will support costs associated with the development opportunities, such as professional services (e.g., architects, solicitors, building regulations), construction costs and marketing spend (e.g., estate agent fees).
Is Meta Property Developments regulated?
Meta Property Developments is not regulated itself but is working with Simple Crowdfunding, a FCA regulated property finance platform, enabling qualified investors to invest directly in UK property opportunities via peer-to-peer lending.
Simple Crowdfunding helps make property investment accessible to everyone, whilst helping property developers deliver more homes in the UK. Connecting both investors and property developers, the Simple Crowdfunding platform provides the technology and processes to manage Anti-Money Laundering (AML), Know Your Customer (KYC) checks, collection / allocation of investor funds and distribution of customer loan agreements.
What is peer-to-peer lending?
Peer-to-peer lending is a simple concept, a loan is provided to a fundraiser (such as a Property Developer like Meta Property Developments) on a fixed-term, fixed-rate basis to a lender (Investor). Interest is paid to the lender either at regular intervals or at the end with the initial loan being repaid at the end of the term.
Who can invest?
Working with Simple Crowdfunding allows qualified investors to invest into Meta Property.
The Financial Conduct Authority categories individual investors as either:
- Certified High Net Worth Individual
- Self-Certified Sophisticated Investor
- Restricted Investor

How can I invest?
Investments are made through the Simple Crowdfunding platform where you have the opportunity to invest cash, ISA or SSAS.
Can I lose all my money when investing?
Yes, it is possible that in some circumstances, you can lose all your money when investing in peer-to-peer loans.
Any charge or security given by the fundraiser (the property developer) may reduce the likelihood of incurring a loss. It does not eliminate it.
How is the investment secured?
A first charge will be provided to the Senior Lender, a London based family office who works alongside us, and a second charge will be provided on behalf of all other lenders in the form of a debenture charge held over all company property assets.
What are the risks associated with investing?
Investing involves risk, including loss of capital and illiquidity and it should be done only as part of a diversified portfolio. You should read the risk warnings before investing.
All investment activities take place within the United Kingdom, and any person resident outside the United Kingdom should ensure that they are not subject to any local regulations before investing.

Is my investment through Meta Property Developments covered by the Financial Services Compensation Scheme (FSCS)?
Peer-to-peer lending investments are not covered by the FSCS guarantee. Before your money is invested or once the proceeds of investments are returned, it will be held by the money recipient in a segregated client bank account and subject to the separate protections applicable to credit institutions and banks.
What happens if things go wrong?
In the event that things don’t go to plan, Meta Property, will work with the investors and Simple Crowdfunding to resolve the issue to try to recover the funds.
What tax is paid on my investment?
There is no deduction of tax on behalf of investors from either Meta Property Developments or Simple Crowdfunding. Investors are responsible for the payment of any tax due of them to HM Revenue & Customs. Tax treatment is dependent upon individual circumstances.
